ROOFING INSPECTIONS & INFORMATION

Over the course of a season, roofing materials are exposed to tremendous temperature changes that cause shingles and flashing to expand and contract. Eventually, this process causes roofing materials to wear out. Therefore a roof should be thoroughly inspected at least once a year. And a roof approaching 15 years of age becomes a candidate for re-roofing.
People are sometimes tempted to postpone roofing work because of the cost. But this is almost always a mistake. Finding out about any problems your roof may have, then getting some estimates on what it will cost to repair now can give you time to save up for the work and shop around for the best roofing company or contractor.
In addition to the various information provided throughout our site, we want to provide you with a few tips that may be helpful during a roof repair.
During reroofing, your home will be a construction site. PLAN FOR THE NOISE. There will be hammering during most phases of your reroofing project. Plan your schedule accordinly. We will need access to your roof via the driveway, in most cases. Please park vehicles out of this area while work is in progress and for delivery of materials.
Remove loosely hung items from walls and bring in any items around the eves of the house that could get damaged by falling shingles.
Please keep children and pets away from work area.
Check gas utility ventilation stacks to ensure none have dislodged during reroofing. (The roofers or an inspector will check this for you if you provide access to your attic.) Please contact us if you have any questions or if we can be of further assistance.

WARNING SIGNS:

Composition Shingles: curling, loss of granulation, broken, damaged or missing shingles, only one layer of roofing.

Wood Shingles/Shakes:
mold or decay, splitting or curling.

Flat Roof: obvious patches, cracks or tears, several blisters and/or wrinkles.

Flashing: tears, buckling around roof penetrations.


Roofing Cement:
excess cement, crumbling

Soffits and Fascia:
decay, stains.

Soffit & Ridge Vents: clogged or damaged vents, flashing and shingles around them curling or missing.

Gutters: decay or rust, leaky seams, loosely attached to structure, bent or sagging, missing sections of gutter or downspout, filled with depris. Clogged gutters can easily freeze shut and cause excessive weight on gutter fasteners, ice dam conditions, and slippery walks below.

Chimneys: leaning, loose or missing flashing, damaged bricks, cap or cracked joints. Chimney flashing is especially prone to tearing because a chimney settles independently from the house.
